Refund & Return Policies
At Palms & Estates, we aim to provide the best services for all your property and travel needs. Whether you’re booking a rental property, purchasing land or a villa, or arranging a travel tour or car rental, we strive to ensure a seamless experience.
This policy outlines our terms for cancellations, changes, and refunds. Please review the conditions that apply to your specific service or product.
Cancellations and Refunds
Short-Term and Long-Term Rentals
- Cancellations:
- Cancellations made 14 or more days before the rental start date receive a full refund.
- Cancellations made 7–13 days before the rental start date incur a 50% cancellation fee.
- Cancellations made less than 7 days before the rental start date are non-refundable.
- Security Deposit:
- For long-term rentals, security deposits are refundable after property inspection, provided there is no damage or breach of the rental agreement.
Property Investments, Lands, and Villas for Sale
- Deposits:
- Deposits on property purchases are non-refundable unless stated otherwise in the purchase agreement.
- Refund Requests:
- Refunds for property purchases or investments are handled case by case, subject to the terms in signed agreements.
Travel Tours
- Cancellations:
- Cancellations made 7 or more days before the scheduled tour date receive a full refund.
- Cancellations made 3–6 days before the tour date incur a 50% fee.
- Cancellations made less than 3 days before the tour date are non-refundable.
Car Rentals
Cancellations:
For cancellations made more than 30 days before the rental start date, a 10% cancellation feeof the total rental amount will be charged. This fee covers bank and processing costs and is non-refundable.
For cancellations made less than 30 days before the rental start date, 100% of the deposit is non-refundable.
Refunds, if applicable, will be processed within 14 days of the cancellation confirmation, minus the 10% processing fee.
In cases where the cancellation is due to valid reasons (e.g., the Company’s inability to provide the agreed service), refunds will be issued in accordance with Thai consumer laws.
Damage Deposits:
Refundable damage deposits will be returned within 5–7 business days after the car is returned in its original condition.
Additional Notes:
If the Company cancels a confirmed booking, the client will be offered a suitable alternative vehicle or a full refund of the deposit. The Company will also cover the 10% bank and processing fees incurred.
All refunds and cancellations are subject to Thai consumer laws and the terms outlined in the agreement.
Refund Processing
Refunds are processed to the original payment method within 7–14 business days after approval. Your bank or payment provider may cause additional delays.

Sale Items and Promotions
Discounted or promotional rates are final and non-refundable.
